Architectural Control Committee

     The Architectural Control Committee (ACC) is responsible with regulating the aesthetic environment and standards within Killearn Estates by ensuring compliance with the existing covenants and any other standards deemed applicable by the committee. The covenants provide that the committee has the absolute and exclusive right to refuse to approve any submission, which in its opinion, is not suitable or desirable for any reasons of pure aesthetics, inconsistency with the overall harmony of the neighborhood or inconsistency with future development.

     The purpose of architectural review is to keep the community attractive for the enjoyment of residents and for the protection of property and property values. Therefore, no property, building, structure, fence, dock or other improvement may be made, altered, structurally modified, installed, constructed, or erected without the prior consent of the committee.

     The Architectural Control Committee meets every 2nd and 4th Tuesday of the month at 10:00 am, in the Killearn Homes Association conference room.

     Submit your plans in person or online to the office no later than 4 PM on the Friday before the meeting. Please browse the list below to see what documents should be included in your application. The more information you can supply the more likely the committee will be able to make an immediate determination. If your plans are approved, you will receive written notice via email. No work shall be commenced until you have that written approval. If the committee cannot make a determination and needs more information, you will be informed in writing of the additional information being requested.

All exterior alterations must be approved by the Architectural Control Committee. Any variances must be granted by the KHA Board of Directors.

Additions / new home construction

(Structural additions/modifications, new home construction, etc.) 

  • Complete set of architectural plans

  • Sample of colors to be used on exterior 

  • Site plan, drawn to scale, including the following: 

    • Size and location of proposed structure​

    • Location of existing structures on property (home, sidewalks, driveway, concrete pads, etc.) 

    • Distances to closest property line from proposed structure 

  • Proposed landscaping plan (new home construction only)

Concrete work

(Concrete pads, patios, sidewalks, etc.) â€‹

  • Site plan, drawn to scale, including the following: 

    • Size and location of proposed concrete addition​

    • Location of existing structures on property (home, sidewalks, driveway, concrete pads, etc.) 

    • Distances to closest property line from proposed concrete addition

  • List of materials to be used (asphalt, concrete, pavers, etc.) 

  • Photo of project area

Decks/patios

  • ** If joining on to a neighbors existing fence, please include a letter from your neighbor that explicitly states that they do not object to your connection to their fence**

  • Itemized list of landscaping features to be used

  • Site plan, drawn to scale, including the following: 

    • Size and location of proposed landscaping features

    • Location of existing landscaping features on property (trees, bushes, flowerbeds, etc.

  • Photos of existing project area

​(Sheds, pool houses, garages, gazebos, pergolas, etc.) 

  • Sample of colors to be used on exterior 

  • Sample of outbuilding appearance (inspiration pictures, model pictures, cut sheet, etc.)

    • Sample picture should show the pitch of the roof and exterior features of the outbuilding  

  • Site plan, drawn to scale, including the following: 

    • Size and location of proposed building

    • Location of existing structures on property (home, sidewalks, driveway, concrete pads, etc.) 

    • Distances to closest property line from proposed outbuilding

    • Length of property lines (interior and rear property lines)

Pool 

​(In-ground pools only) 

  • Sample of final pool appearance (rendering, cut sheet, product description, etc.) 

  • Itemized list of materials to be used 

  • Site plan, drawn to scale, including the following: 

    • Size and location of proposed pool

    • Distances to closest property line from proposed building

    • Location of fencing enclosure (in accordance with COT permitting) 

    • Size and location of pool decking, patios, etc.

roofing 

​(Roof installation and modification)

  • Sample of shingle color to be used 

  • Photo of roof prior to installation

Tree Removal 

​(Any tree removal with a diameter of 8" or more) 

  • Arborist opinion that explicitly states the reason for removal 

  • Site plan, drawn to scale, including the following: 

    • Location of trees you wish to remove 

    • Location of trees that will remain after project is complete

  • Photos of trees to be removed 

  • COT authorization to remove (for protected species only)

Appeals: 

If your application is disapproved by the committee, you may submit an appeal to the association within 10 days of the decision. Please submit supporting documentation with your appeal directly to compliancecoordinator@killearn.org
